North Texas commercial real estate remains strong, with some Fort Worth companies expanding their geographic reach.
The latest is Lan Carte commercial real estate, We opened our Dallas office in January. This is part of the company’s strategic growth plans over the next few years. His M2G Ventures, a Fort Worth-based real estate investment and development firm, also opened offices in Dallas and Austin this past year.
Sarah LanCarte, founder and president of LanCarte Commercial, said the company already has work in Dallas. With the expansion, LanCarte Commercial added her Bill de la Chapelle and Sharon Cramer to spearhead the Dallas effort.
“We’ve worked together in the past,” she said. “When I signed the deal in Dallas, I teamed with them, and when they signed the deal in Fort Worth, they teamed with me, so it was already a natural collaboration.
According to LanCarte, de la Chapelle was a mentor early in her career.
“Having him on board to grow our team and bring his wealth of knowledge to us is very important to me and very exciting.
LanCarte has seen de la Chapelle’s “tenacious commitment to the true success of each client and his masterful ability to work collaboratively”.
De la Chapelle also brings experience as a national tenant representative, she said.
“He represents clients across the country and we continue to do so, so having him on board really adds to that,” LanCarte said.
Lancarte said the U.S. faces many economic concerns, including rising interest rates, so an economic expansion may seem unlikely now.
“Capital markets have definitely slowed over the past few months due to rising interest rates, but I think we are probably at a point where they start to loosen up, depending on what the Fed does,” she said.
Despite these high interest rates, user demand remains strong as North Texas’s population continues to grow and businesses continue to move to the Dallas-Fort Worth area, LanCarte said.
De la Chapelle also said he was optimistic about the commercial real estate space.
“Texas is the #1 growing state in the nation. The Dallas-Fort Worth metropolitan area is the largest in the state and one of the fastest growing areas in the nation,” he said in a statement. rice field.
“The economy suggests storm clouds are ahead, but the greatest outcomes come from times of greatest adversity. The best are yet to come.”
LanCarte sees evidence of the strength of the North Texas economy in rents. Rents remain strong.
“We haven’t seen any lower or lower interest rates yet,” she said.
That’s why she believes now is the time to invest and grow her business. She sees many opportunities.
“There’s never been a better time to invest and grow,” she said.
Fort Worth remains home to the company LanCarte founded in 2018. The company now has his 30 employees.
“We were already working beyond Dallas-Fort Worth and had plans to expand the people focused on those markets and provide better coverage, so this was a natural growth opportunity. It was an opportunity,” she said.
